US Property Taxes by State and County, 2026 — Effective Rates, Median Home Values and Median Taxes Paid (51 Jurisdictions + 3,125 Counties)
Description
Effective property-tax rates (median real-estate taxes paid / median owner-occupied home value), median home values and median property taxes paid for all 50 US states + DC and 3,125 counties, computed from U.S. Census Bureau American Community Survey (ACS) 2024 estimates (state medians cross-checked against WalletHub Feb 2026, Construction Coverage Feb 2026 and Tax Foundation 2026 compilations). State-level rates range from 2.11% (New Jersey) to 0.27% (Hawaii). County-level data covers every county with published ACS medians, enabling within-state comparisons (e.g. the 10x spread between the highest- and lowest-taxed counties of the same state). Method note: Property tax is levied locally; the state "effective rate" is a median/median benchmark, not a statutory rate. A homeowner's actual bill depends on county millage, assessed value and exemptions.
