The most granular open compilation of US residential property tax burdens: 51 states/DC + 3,132 counties + 10,058 cities (Census places >= 2,500 population), each with the effective property tax rate (median annual tax / median home value), median tax paid, median home value and median household income. Sources: U.S. Census Bureau ACS 2023 5-year estimates (tables B25103, B25077, B19013, B01003); Tax Foundation 2024 effective rates as republished June 2026. Ratio-of-medians method; no imputed values. Headlines: New Jersey and Illinois carry the highest effective rates (1.88%), Hawaii the lowest (0.29%); New Jersey's median annual bill ($9,590) is more than 12x Alabama's ($788). Steps to reproduce
1. Download county- and city-level medians from the U.S. Census Bureau API, American Community Survey (ACS) 2023 5-year estimates: table B25103 (median real estate taxes paid), B25077 (median home value), B19013 (median household income), B01003 (population). Geographies: all counties, and all places with population >= 2,500. 2. Compute the effective property tax rate for each jurisdiction as the ratio of medians: effective_rate_pct = median annual real-estate taxes / median owner-occupied home value x 100 (the standard Tax Foundation / SmartAsset county-level method). 3. Apply anti-noise filters: drop jurisdictions without a real published median for BOTH taxes paid and home value (no imputation); drop places below 2,500 population; drop independent cities already covered at county level to avoid duplicates. 4. Rank each county and city within its state by effective rate (rank_in_state, 1 = highest). 5. For the 51 state-level rows, take the Tax Foundation 2024 effective rates as republished by Rocket Mortgage (June 2026) and WorldPopulationReview, with median annual taxes from ACS 2023 1-year estimates. Known small cross-source variances (e.g. TX 1.40% vs 1.49%) are documented in the README. 6. Cross-check headline coherence: highest rates NJ/IL (~1.88%), lowest HI (0.29%); spot-check individual counties against SmartAsset published figures.
