Description

This study developed a three-tier classification of 99 countries based on: PERE market maturity, the depth of private REI, PERE firm capitalization, transaction volumes, capital-market development, regulatory and legal quality, market transparency, and international investor participation, rather than GDP or overall real-estate market size. Each tier comprised 33 countries that share certain similarities, as follows: (i) Tier 1 comprises major PERE markets characterized by deep and mature institutional investment ecosystems, substantial capital availability, well-established investment structures, sophisticated financial and legal systems, and strong participation by both domestic and international investors; (ii) Tier 2 comprises strong emerging PERE markets characterized by expanding private REI, increasing international capital participation, and improving investment infrastructure, but with comparatively lower levels of market depth, liquidity, transparency, and international reach; (iii) and Tier 3 comprises emerging and Uganda-comparable PERE markets characterized by nascent ecosystems, housing and infrastructure deficits, limited investment capital, shallow capital markets, growing private real estate development, and limited participation by international investors. Data on selected variable are for 99 countries are complied here
